Property Analysis

Joint Management Body (named JMB D'Aman Ria) has been officially registered in March 2009 upon strata title issued early 2009. The newly appointed management company has tightened the security, as they have increased the number of security guards from 4 to 10. There were several complaints regarding its security during the previous management, as they claimed that anyone can easily walk into the condominium.

There is huge potential for D'Aman Ria, as the proposed LRT station (Subang Depot) is located right opposite the condominium. It is part of Kelana Jaya line extension from Subang Depot (SS1) to SS18, Subang Jaya (STN 6). The extension line will also stop at Dana 1 Commercial Centre (STN 2), Kelana Jaya (STN 3), Subang Jaya KTM (STN 4), SS15 Subang Jaya (STN 5). The construction will start in the first quarter of 2010 and expected to be ready by 2012. This will definitely boast the demand for the condo.

If you are interested to purchase or rent a unit at D'Aman Ria, it is better to look for the ones facing NZX Commercial Centre due to several reasons. The units are more quiet, as units that face Subang Depot have to bear intolerable noise from the LRT and vehicles passing by the main road. Not only that, residents who stay on the other half claimed that the air is dustier than the NZX Commercial Centre side.
