Property Analysis

Pacific Place is strategically located along Jalan Lapangan Terbang Subang with good access to highways – New Klang Valley Expressway (NKVE), Federal Highway, Kelana-Subang Jaya Link and KESAS. Adding to that, the proposed LRT station has already confirmed to be located right next to the development, which is claimed right in front of the retail mall.

The area is a fast-developing vicinity with active developments in Ara Damansara and Saujana enclaves. It is strategic due to its location that borders 2 established CBDs of Kelana Jaya and Subang Jaya.

However, this development is definitely going to become very packed and high dense. The residential component of Pacific Place itself consists of about 1,200 units. Adding with the crowds from shopping mall and students college – it is going to be very hectic.

Adding to that, Jalan Lapangan Terbang Subang is very congested during peak hours, starting from 8am. It is mainly due to the narrow road neck below the bridge from the airport. The lanes towards the airport are still bearable.

Property Analysis
Small units of Nova Saujana from the developer do not come with parking, and certain late-comers had to pay as much as RM42,000 for a single parking bay. This practice of not including the parking in the selling price is despicable on the part of the developer. The location of the development is good allowing for convenient access to many parts of Shah Alam. However, Jalan Lapangan Terbang Subang leading to the Subang Airport faces very bad traffic congestion at times during the day leading to the Federal Highway.

Analysis:

The developer of Eve Suite is a boutique developer who developed Pertama Residency located in Cheras. Pertama Residency is a successful fully-furnished studio apartment development which delivered handsome profit to its investors. Pertama Residency has been awarded the Best Interior Design and Highly Commended Award in High-rise Architecture category in the International Property Awards 2010 (Asia Pacific). However, it does not come with any single parking, making it less appealing to others.

Perhaps the developer has learned its lesson and come up with Eve Suite with two and three car park bays. Besides Pertama Residency, the Group also developed NZX Commercial Centre, which also located within Ara Damansara enclave. The price of Eve Suite is indeed on the high side even though it is a fully-furnished unit. For about similar budget (and lesser), one can own completed units in more established areas such as Mont Kiara, Ampang and Subang Jaya.

Thanks to the undergoing development LRT Extension, which is only few minutes walking distance from Eve Suite, lots of interest have been generated from investors as there is a potential for an even higher appreciation. Joint Management Body (named JMB D'Aman Ria) has been officially registered in March 2009 upon strata title issued early 2009. The newly appointed management company has tightened the security, as they have increased the number of security guards from 4 to 10. There were several complaints regarding its security during the previous management, as they claimed that anyone can easily walk into the condominium.

There is huge potential for D'Aman Ria, as the proposed LRT station (Subang Depot) is located right opposite the condominium. It is part of Kelana Jaya line extension from Subang Depot (SS1) to SS18, Subang Jaya (STN 6). The extension line will also stop at Dana 1 Commercial Centre (STN 2), Kelana Jaya (STN 3), Subang Jaya KTM (STN 4), SS15 Subang Jaya (STN 5). The construction will start in the first quarter of 2010 and expected to be ready by 2012. This will definitely boast the demand for the condo.

If you are interested to purchase or rent a unit at D'Aman Ria, it is better to look for the ones facing NZX Commercial Centre due to several reasons. The units are more quiet, as units that face Subang Depot have to bear intolerable noise from the LRT and vehicles passing by the main road. Not only that, residents who stay on the other half claimed that the air is dustier than the NZX Commercial Centre side.
